Downsizing from larger houses
The figures point to older households in owned, detached homes. In the former Harrogate borough, 23.4% of residents are 65 or over (England 18.4%) and 6.7% are 80 or over (England 5.0%). 40.7% of households own their home outright (England 32.5%) and 32.1% live in detached houses (England 22.9%). In Wetherby ward, 41.5% of homes are detached and 44.7% of households own outright. Source: Census 2021.
The houses are big. North Yorkshire Council’s Harrogate Conservation Area appraisal says the buildings are mostly “carboniferous sandstone (sometimes described as gritstone), with Welsh slate roofs”, and that later-Victorian middle-class houses “are generally of at least three storeys in height”.
Moving from a house like that to a flat, or into care, rarely means taking everything. You can book a part house clearance for some rooms or items rather than the whole house, and our page on downsizing and moving home covers how that fits around a move. Verbal valuations are free.
Is Wetherby Leeds or North Yorkshire?
Wetherby is in the City of Leeds, although Harrogate is in North Yorkshire. So the two towns follow different councils’ rules for tips and bulky collections. The council area that includes Boston Spa and Bramham is Leeds too. Kirk Deighton and Sicklinghall share the LS22 postcode with Wetherby but sit in North Yorkshire.
Wetherby, Boston Spa and Bramham: Leeds City Council
The nearest Leeds tip is Thorp Arch, LS23 7BJ. Leeds sites are for Leeds residents, in a car or on a bike; vans and trailers need a commercial vehicle permit, and staff cannot help you dispose of your waste. Leeds offers one free bulky collection per household per financial year, and charges for further ones.

Harrogate: North Yorkshire Council
North Yorkshire Council replaced Harrogate Borough Council on 1 April 2023. You have needed to register to use its tips since 27 April 2026, and the Harrogate site on Wetherby Road (the road is in Harrogate, not Wetherby), HG3 1DE, “does not accept any commercial waste”. Its sites, including Penny Pot Lane in west Harrogate, are closed on Wednesdays.
The council’s bulky collection has a “minimum charge for this service of £37 for up to two items”. Items must be outside, not in a garage or shed, collection is usually within three weeks, and pianos are not taken.
Checked October 2026 against the North Yorkshire household waste sites page, the council’s bulky waste page and the Leeds pages on recycling sites and getting rid of unwanted items.
Registering a death and applying for probate
Where you register a death depends on the council: North Yorkshire’s register a death page covers Harrogate, and Leeds City Council’s covers Wetherby. North Yorkshire also explains Tell Us Once, which reports a death to most government bodies in one go.
Most people now apply for probate online through GOV.UK. If you need to deal with a registry in person, the nearest is Leeds District Probate Registry at York House, 31 York Place, Leeds LS1 2ED. We can prepare a chargeable written valuation for probate, with the fee paid at the visit, and if the house needs clearing, our page on probate house clearance explains how valuing, selling and clearing fit together. If the estate is complicated or disputed, talk to a solicitor.
Wetherby was once sold at auction
Leeds City Council’s Wetherby Conservation Area appraisal, approved on 1 March 2010, says that “in 1824, the Duke’s entire Wetherby estate was put up for auction… The town and much of the surrounding farmland was divided into lots and auctioned over three days.” Many tenants bid for their own homes.
The same appraisal describes a market town at the crossing of the River Wharfe on the Great North Road, built of local limestone that is “somewhat granular and creamy in colour”, with the Town Hall “standing alone in the centre of the Market Place”.

How far is it from our saleroom?
Harrogate town centre is about 14 miles from Armley as the crow flies and about 18 miles by road, by way of the A58(M) and the A61. Wetherby is about 13 miles as the crow flies and about 15 miles by road on the A58. For anywhere further out, ring the office on 0113 250 2626 and ask.
Our clearances in Harrogate and Wetherby
How our clearance works
Anything that will sell goes into our fortnightly Saturday auction in Armley, and the proceeds come back to you after fees; what won’t sell is cleared responsibly or donated. A clearance is chargeable, but what sells may cover or reduce the cost (more on how our clearance works).
Questions about clearing in Harrogate and Wetherby
We’re downsizing from a large house in Harrogate to a flat. Can you sell what won’t fit?
Yes. We can do a part clearance, so you decide which rooms or items go. Ask for a free verbal valuation first, and anything that will sell goes into one of our online Saturday sales, held every other week.
Our fees are deducted and the balance is paid to you. What won’t sell is cleared or donated.
Wetherby has an LS postcode. Which council’s tips and collections apply?
Leeds, for Wetherby, Boston Spa and Bramham. Kirk Deighton, Sicklinghall and Harrogate are North Yorkshire. The postcode alone doesn’t settle it, so check the address on each council’s website before you book a collection or a tip visit.
Is there still a probate office in York?
No. GOV.UK’s court and tribunal finder lists the York Probate Sub-Registry as no longer in service. Most people apply online, and the nearest registry for in-person matters is Leeds District Probate Registry on York Place.
