House clearance in Bradford

Bradford’s houses are older and more often terraced than the England average. We value the contents, sell what will sell at our Armley saleroom and clear the rest.

In short

We clear houses in Bradford, West Yorkshire. Our saleroom in Armley is about 6 miles east of the city centre as the crow flies, or 7.5 miles by road along the A647. Contents that will sell go into our fortnightly Saturday auction, which can reduce or cover the cost, and we clear or donate the rest.

Older, stonier houses

Bradford’s homes are older than the national average. In the 2021 Census, 33.0% of Bradford households lived in terraced houses, against 23.0% across England. The Valuation Office Agency’s Council Tax records for March 2024 put 23.6% of Bradford dwellings as built before 1900, against 15.1% for England and 12.4% for Leeds.

One council appraisal shows the whole range on a single hillside. Bradford Council’s North Park Road Conservation Area Appraisal, which covers part of Manningham, says:

The housing nearest the mill consists of densely packed back-to-back mill workers’ housing from c.1900. Downhill the housing changes to that of the artisan classes and then large villa residences overlooking Lister Park.

Saltaire, in Shipley, is a UNESCO World Heritage Site, inscribed in 2001. UNESCO calls it “an exceptionally complete and well preserved industrial village of the second half of the 19th century”. Whatever the house, a clearance moves the contents, not the fixtures.

Bradford’s tips need a permit

To use Bradford’s household waste recycling centres you need a residents’ permit. Every household gets one blue permit, which came with the March 2024 Council Tax bill (by post if the bill was emailed). A van needs a large capacity vehicle permit instead of a residents’ permit.

The sites are Bowling Back Lane in Bradford, Dealburn Road in Low Moor, Dowley Gap on Wagon Lane in Bingley, Royd Ings Avenue in Keighley and Midland Road in Manningham. Opening days differ from site to site, so check the council’s list before you load the car.

The council’s policy is clear that paid help is a different thing: “Residents are required to bring their own waste. Any other person or company bringing waste on their behalf would need to satisfy Waste Duty of Care requirements, as this is deemed as a commercial waste transfer activity.”

The council’s bulky collection, or a clearance?

Bradford Council collects three bulky items for £30. Sofas and upholstered chairs are collected separately, because seating that may contain persistent organic pollutants (POPs) has to be taken in a segregated vehicle and disposed of by specialist incineration.

The council takes things away; it does not sell them. A clearance with us starts the other way round, with a look at what will sell. Anything that does goes into a Saturday sale, and that is where the cost of a clearance can be covered or reduced.

Registering a death in Bradford

Bradford Council explains the process on its register-a-death page. The timing rule and Tell Us Once are on GOV.UK. If probate is involved, our page on probate house clearance sets out the order of things.

How the clearance works

Anything that will sell goes into our fortnightly Saturday auction in Armley, and the proceeds come back to you after fees; what won’t sell is cleared responsibly or donated. A clearance is chargeable, but what sells may cover or reduce the cost. Read how our clearance works.

Questions about clearing a house in Bradford

Can I take my late father’s things to his local Bradford tip if I don’t live there?

Sometimes. The council’s permit page says a friend or relative who lives outside Bradford can use the household’s blue permit if they go in a car. In a van they need a large capacity vehicle permit. Paying someone else to take the waste is treated differently, as the policy quoted above explains.

Will you take the sofa?

If it is in saleable condition and the fire-safety label is still attached, it can go into a sale; sofas and armchairs can only be sold with the label. If it cannot be sold, it counts as waste, and GOV.UK says waste upholstered seating that may contain POPs must normally be destroyed by incineration, so it cannot go into a general skip. Tell us about the sofa when you ring.

Is the council’s bulky collection cheaper?

It depends on the job. The council’s price is for taking items away. A clearance is priced on the volume and nature of what needs removing, and what sells at auction may cover or reduce it. Ring 0113 250 2626 or get a quote and we can talk it through.

His house is in Saltaire. Does that change anything?

Not for the contents. A clearance moves what is in the house, not what is part of it, so fireplaces, panelling and other fixed features stay where they are. If you are unsure whether something counts as a fixture, ask the executor or the solicitor before anyone touches it.
