In short

We clear garages, lofts and sheds, in full or in part, across Leeds and West Yorkshire. Anything that will sell goes into our fortnightly auction, and the balance comes back to you after fees. What won’t sell is removed by a licensed waste carrier we work with. The service is chargeable, but what sells may cover or reduce the cost.

What do you clear from a garage, loft or shed?

Whatever has built up over the years: old furniture, boxes, tools, bikes, garden items and the contents of a loft nobody has been into for a long time. You can ask for the whole space or just part of it.

Anything that will sell goes into our sale. Usable items are donated where possible, and the rest is removed by a licensed waste carrier we work with.

Is anything from a loft or garage worth selling?

Sometimes. Lofts often hold boxed-up toys, glass and pottery, pictures and silver, and garages and sheds can hold old tools and collectors’ items. Most of what comes out of a shed won’t sell, and we’ll tell you so. A free verbal valuation says what is worth putting into a sale, and photos help.

Our seller rules

Electrical goods need a BSI-compliant plug. We don’t accept mains-connectable gas appliances. White goods must be clean and presentable. Furniture must carry a valid fire-safety label. We can refuse any item. The rules and fees are set out under selling at auction.

Anything that sells carries our usual seller fees: a £4 lot fee per item, sold or unsold, plus 22% commission (with VAT on the commission only) when it sells.

Tell us how we get in

Access decides how a job is planned. When you ring, tell us about:

  • A loft hatch and ladder, and whether the ladder is fixed.
  • Stairs, steps or a narrow side path or alley.
  • Whether a vehicle can get close to the door.
  • Whether someone will be there on the day.

Photos of the space help us plan.

Tell us what is in there

Paint, solvents, fuel, gas cylinders, batteries and asbestos-type sheeting follow special rules. Tell us what is there when you ring, and we’ll say what we can and can’t take.

How is a garage, loft or shed clearance priced?

Clearances are priced on the volume and nature of what needs removing, and the cost may be covered or reduced by what sells at auction. We don’t print a price list because we can’t give a fair figure without knowing what’s in the property. See how our clearance works for the full breakdown.

Questions about garage, loft and shed clearance

Do you clear garages, lofts and sheds?

Yes, in full or in part. Ring the office or send the quote form with a few photos, and we’ll say what is involved. Anything that will sell goes into our fortnightly auction.

Can you clear a loft with only a hatch and ladder?

Tell us about the access when you ring: the size of the hatch, whether the ladder is fixed, and how far it is from the loft to the door. We can’t say what is workable until we know, and photos help.

Will you take paint, gas bottles and other hazardous items?

Tell us before you book. Paint, solvents, fuel, gas cylinders and asbestos-type sheeting follow special handling rules, so we need to know what is there. We’ll say what we can and can’t take.

Is anything from a garage or loft worth selling?

It can be. Old toys, glass and pottery, pictures, silver and tools sometimes sell, but most of what is stored away doesn’t. A verbal valuation is free. Electrical goods need a BSI-compliant plug to be sold.
